Property Trend Johor 1999
  • The Johor's property market recorded an improvement in 1999 with an increase in total number of transactions and total value by 16.4% compared to the sharp falls of 46.4% and 57.6% in 1998.
  • The total transacted value of 24,219 property transacted in 1999 was RM4,078.26 million compared to the value of RM3,503.44 million in 1998.
  • All property sectors had improved their transactions except for development land sector, however, with a smaller drop of 8.9% compared to 1998's 59.1%.
  • The residential sector continued the most dominant to contribute 65% of total transactions. It registered increases in total number and total value transacted by 22.5 and 28.8% respectively. The total number of residential transactions was 15,747 valued at RM1,999.09.
  • Most districts in Johor had improved performance except Kluang and Segamat. Johor Bahru dominated 57.4% of total residential transactions totaling 9,033.
  • The average office occupancy rate dropped 10%. In Johor Bahru, the occupancy rate declined to 50.8% from 62% in 1998. Batu Pahat, Kluang and Segamat all recorded declined rate of 8.3%, 4.4% and 6.4% respectively. However, Muar and Mersing enjoyed increased rate of 9.2% and 10.9% over 1998.
  • In retail sector, transactions in first nine months increased by 20.9% in total number and 2.4% in total value over the corresponding period in 1998.
  • Industrial sector recorded a slightly improvement in total number transacted, but total value dropped by 15%.
  • The agricultural sector still maintain as the second most active in the state, accounting 21.5% of total property transactions.
