Property Trend Kedah 1999
  • The property market in Kedah recorded a big jumps in total number and value by 110.8% and 19.5% respectively. The jump was due to the bulk transfer between developer and Sungai Petani Municipal Council worth RM376.8 million.
  • In residential sector, the total number transactions increased by 143.5% and total value rose by 58%. Property priced below RM150,000 dominated the residential property market accounting 96.4 of total transactions.
  • The office sector still below par in 1999 compared to previous year's achievements. The performance in districts mixed. In Alor Setar and Kuah, occupancy rate dropped by 0.6% and 6.1% respectively. While Sungai Petani rose 9.2% to 55.4% this year.
  • Kuala Muda recorded the highest number transactions in retail property accounting 73.4%.
  • In industrial sector, no new addition stock during the year. The total number transacted increased by 13.1%, however total value dropped 49.7% to RM49.25 million.
  • The agricultural sector registered an increase in total volume by 4.5% and an outstanding 85.4% increase in total value. This was due to the sales of large estates in Kulim and Baling.
  • The development land sector recorded further drops in total transactions and total value. The volume this year was 392 from 587 in 1998, and total value was RM99.82 million from RM362.48 million in 1998.
