- The property market
Selangor recorded an improvement at all sectors in 1999 with 23.3%
and 40.8% rise in total number transacted and total value transacted
respectively.
- Development land
sector had the most impressive growth with 174% and 207.3% increase
in total number and total value of transactions respectively. Followed
by industrial sector with 50.3% and 50.5% increased, residential
sector with 23.1% and 39.9% increased, and commercial sector with
14.6% and 30.2%. The agricultural sector rose 7.8% in the number
of transactions but the value transacted dropped by 7.1%.
- Property priced between
RM100,000 to RM150,000 were most popular accounting 19% of the total
number transacted.
- The residential sector
achieved improvements in transaction activity in all districts except
Sepang. The double and single terrace house were still the most
popular contributing 61.2% of total residential transactions.
- The office rentals
in Selangor in 1999 continued to drop with a rate of 5% - 64%. Kelana
Jaya was the biggest rental reductions in Selangor. Newly completed
office buildings like Menara Merais, Phileo Damansara in Petaling
Jaya, Wisma Integrated and Wisma Subang Jaya and Kota Kajang Complex
recorded only 25% - 50% occupancy.
- For retail sector
in 1999, there were some positive movements as Sepang, Hulu Selangor,
Kuala Selangor recorded a 159.7%, 86.5% and 65% increased in total
retail property transacted. Petaling Jaya had the most number of
retail property transactions occupying 30.6 of the state's total.
- The performance of
industrial sector, agricultural sector and development land had
recorded an improvement compared to last year.
